Description

This is the first sustainable project in Praia da Luz and features eight contemporary luxurious homes with areas ranging between 350m2 and 480m2 and prices ranging from around 1.5m to 2.5m euros. It is one of the last available plots of land in Praia da Luz with both privacy and unobstructed sea views.

 

Built under Passive House standards, adapted to the Algarve weather conditions, it uses the most advanced solar, water management and insulation technologies to reduce the cost of home ownership and create true eco-friendly living. Following a passive-solar building design, this project features overhanging eaves that control solar penetration, exposing windows to direct sunlight progressively during winter while shading them in the summer.

 

Standard specifications include a private garden, outdoor terrace and private pool. The plots are sold with outline planning permission allowing a quick approval. Bespoke projects can be discussed with the architect and clients design their home. There are two different specifications, the standard (very high) spec and the alternate spec, which is still a great quality, though slightly cheaper. 

 
The expected timeline and payments is as follows:
  • Promissory Contract with 30% payment
  • Start of design phase with architect - say 2 months
  • Submit project for licencing and approval - say 3 months
  • Second payment of 20% when construction is started
  • Third payment of 30% on completion of the structure
  • Completion of construction estimated at 10 to 12 months
  • Remaining 20% payment at final deed
  • Total construction time estimated at 18 months.

 

Important: The developer guarantees the (stunning) sea views with a 'servidão de vistas' written into the CPCV and deeds, which ensures that owners cannot put anything on their roof that impedes views and plants cannot be higher than the roof line. The difference in height between each plot is 3.75 m which means that the roof line of the villa in front will be at the ground level of the 1st floor of the villa behind, so you will always look over the top of the villa in front.
